Frequently Asked Questions

A: We do require a valid state or federally issued photo ID, social security number, proof of employment, United States address & phone number as well as an emergency contact.  You must be 18 years of age or older.  We are unable to rent to those who cannot, or wish not to provide such information.  We reserve the right to refuse service to anyone.

A: No.  Insurance on the item(s) you store is YOUR responsibility.  We strongly recommend you contact your insurance provider to ensure you have proper coverage on the contents of your unit and/or RV.

A: For the safety and security of all our tenants, you are required to provide your own lock.  It is important to invest in a quality lock to secure the contents of your unit.  We discourage the use of any type of combination lock as they are not secure.

A: Your lease is month to month, with a minimum stay is 30 days.  After your initial 30 days you may vacate at anytime providing you give us a 5 DAY WRITTEN notice.  As long as the unit is clean and in good repair, we will prorate your rent to the day you move out.  Failure to provide a 5 DAY WRITTEN notice will result in the forfeiture of your security deposit and any rent proration.  For a complete list of terms and conditions, click here.

A: Yes.  All rentals are are subject to a $30.00 refundable* deposit, a $5.00 non-refundable set-up fee and your first months rent at the time of rental.  Deposit refunds are at the sole discretion of Wasatch Hills Management Company, and are subject to the terms and conditions of your lease agreement.  For a complete list of terms and conditions click here.

A: No.  Wasatch Hills Management strictly prohibits business activities at our storage facilities.  You many not hold auctions or sales of any kind from your storage unit at any time.  Living in or doing business out of your storage unit will constitute a violation of your lease agreement with us and your lease will be immediately terminated.  Any legal action is at the sole discretion of Wasatch Hills Management.

A:Tenants are permitted to store most household and personal items at our facilities.  Items that are NOT permitted include, but are not limited to: HAZARDOUS AND DANGEROUS MATERIALS ILLEGAL SUBSTANCES STOLEN PROPERTY   FLAMMABLE SUBSTANCES OF ANY KIND It is against state and federal law to be in the possession of controlled substances and illegal firearms.  Wasatch Hills Management strongly encourages you to adhere to our policies on items that are not permitted in our storage facilities.

A: Your rent is due the same date of the month that you initiated your lease agreement.  Example: If you rented a storage unit on the 12th of the month, then your monthly payment would be due on the 12th of each month.  You have a 15 day grace period after your due date before any late fees are added to your account.  You may pay your account by cash, credit card, money order, personal or business check.

A: It's your choice.  You may elect to receive an electronic monthly billing statement by e-mail at no charge OR you may elect to receive a paper statement via the U.S. Postal Service for a nominal $1.00 monthly fee.  Rent is due and payable on your due date regardless of whether or not you receive your statement.  Statements are considered delivered at the time of electronic transmission and/or deposited with the U.S. Postal Service. We offer no guarantee of delivery.

A: Accounts 15 days past due will be charged a $15.00 late fee*, your unit will be over-locked and you will be denied access to the unit until your account is paid in full.  Please remember that over-locks are removed on Mondays and Thursday mornings only, with the exception of our ROY facilities where over-locks are removed on Thursday mornings only.  *For a complete list of late fee terms and conditions please click here.
